Builder Contract

When buying a home in Wright Farms, a "Builder's Contract" must be used. Even though the document is available online - we do RECOMMEND that you meet with one of our On-Site agents when writing the contract. Our agents are familiar with this document and can answer all of your questions. To make the contract process easier - we have a provided a copy of this document, so you can have time to familiarize yourself with it.

Please note that the "Addendums, Disclosures & Disclaimers, Restrictions, & Warranty are apart of the contact and must be presented at the same time.

Procedures when buying a Wright Farms home
Looking

It all begins viewing our available homes and lots. Whether you are currently working with an Real Estate professional or working on your own for the time being - you are welcome at all times.  When you want to view the inside of our homes, please make sure you visit during our "Open Hours". Our On-site agents understand that we all have busy schedules and will not be able to come out during our scheduled hours, all you need to do is contact our on-site agent, by email or phone and schedule your "after hours" appointment.
 

Deciding on a Plan or Home

If you decide to purchase a "Spec Home" (one that has already been started) all you need do is set a time to meet with one of our On-site agents to review the details of the home and write the offer. If you decide to purchase a "Pre-sale Home" (where you pick the plan & lot) you will meet with the On-Site agent and discuss the details of the plan & lot and also decide on whether or not changes are needed to make this plan your own. The builder does allow for some MINOR alterations of plans, however major alterations are discouraged. If you do make alterations to a plan - additional fees will be applied to the purchase price of your home. Also plan on some time delay during the contract process - we do not use a standard price list for alterations - every price you receive is completed on an individual basis. This allows for more accurate pricing.
 

Writing your offer

You and your Real Estate representative (if you have one) will meet with an On-Site agent and complete the Builders Contract and required Addendums and forms. This process general takes at least 1.5 hours and it is during this time that you can address certain details of your purchase, i.e. loan information. After your offer is complete, it is delivered to Margaret Dixon (Builder Representative) and she will sit down with the builder to discuss and review your offer. Generally within 48 hours you will have a response. Once your offer is accepted you will be required to have your earnest money deposit and basic loan information. All buyers are required to make an earnest money deposit, which is held by Crye-Leike until your time of closing and it is then when you will be given credit for your deposit. ($3,000 for spec homes & $10,000 non-refundable for "Pre-Sale" homes.) Once all signatures have been received on your contract - your contract will receive an "Effective date". There are certain requirements that must be meet within a certain time frame to keep your contract effective, i.e. providing a Letter of Commitment within 10 days.
 

Waiting

From the time you make your offer to the day of closing, you and many others will be busy getting your home ready. From processing documents, making selections, completing walk throughs, completing inspections, setting up utilities and so much more. TO keep you up to date on the stages of your home and the tasks that we are working on, along with what tasks you need to take care - we will utilize the "Buyer Login" section. It is in this password protected area of our site that that you will see items listed that are being taken care of, construction stage updates, tasks that you need to complete and so on. This feature will not replace your ability to visit your home site and visit with the On-Site agents to discuss the progress on your home. You are welcome at the job site as many times as you would like to be there - However you must make sure an On-Site Agent accompanies you to your site.
 

Prepare for Closing

You will do 2 walk throughs prior to closing and it is only after the final walk through and you FULL acceptance of the house that we proceed to closing.

First Walk Through - completed once all tasks are completed on your home, except the final coat on the hardwood floors. You and your agent representative must be present. You will walk through the home with our on-site agent and superintendent; going room to room, and the exterior - you will note and mark any items that need to be corrected. A typed list of this report will be delivered to you, your agent, the superintendent and the builder the following morning.

Final Walk Through - completed usually 5 to 7 days after the first walk through. You will walk through the home again with your agent, our on-site agent and superintendent to verify all items have been completed from your "First Walk Through List". Once this has been completed - you will be required to complete a "Buyer's Acceptance Affidavit" and initial and sign the Builder's Warranty (this verifies that you have read the warranty). At this time our On-Site agent takes these documents to the builders office for final signatures and you and your agent will proceed to closing, where our On-Site agent will meet you with the Final Documents.
 

Closing

All closings take place at the Crye-Leike REALTORS office in Mt. Juliet. It is at this time you will receive your warranty papers and closing book.
 

Post Closing

30 days: 30 days after closing the builder will come to the house to take care of any warranty items. It is recommended that you keep a running list from the day of closing to day 25 with items that you need repaired (i.e. a door sticking due to settling, a tight window a loose door handle, etc.). On day 25 send your list to the builders office (certified mail) with your contact numbers, lot number and date. You will be contacted by the builder's office to setup a convenient time to make the needed repairs.

90 days: 90 days after your "30 day repair visit" the builder will come again to take care of any warranty items. It is recommended that you again keep a running list. This time from the day after your "30 Day Repair Visit".  On day 85 send your list to the builders office (certified mail) with your contact numbers, lot number and date. You will be contacted by the builder's office to setup a convenient time to make the needed repairs.

120 days: 120 days after your "90 day repair visit" This will be your "One Year Anniversary Visit" by the builder. Handled just like the 30 and 90 day visits - the builder  will come again to take care of any warranty items. It is recommended that you again keep a running list. This time from the day after your "90 Day Repair Visit".  On day 115 send your list to the builders office (certified mail) with your contact numbers, lot number and date. You will be contacted by the builder's office to setup a convenient time to make the needed repairs.
   

2/10 Warranty

It is at this time the the "2" in your 2/10 warranty will take effect.
